Our community is located in Covington, Louisiana, just off Highway 190 on the service road behind Movie Tavern. Residents enjoy a prime location near populardining, shopping, and entertainment venues, with quick access to Highway 190 and nearby local attractions.

What floor plan options are available, and what is the average size of each apartment?

We offer one, two, and three-bedroom spacious and unique floor plan options, with apartment sizes ranging from 776 square feet to 1,438 square feet. Ourcommunity also offers direct-access garages and is spread over 20 acres.

Do you offer furnished or short-term lease options?

The Collins offers flexible lease options to fit anyone’s needs, with terms ranging from 3 to 16 months. We also partner with a vendor that provides furnished options for any of our floor plans, making moving in even easier.

Are pets welcome at the community, and what is your pet policy?

For pet lovers, the community features a dedicated dog park, a pet spa with a treadmill and washing station, and a walking trail around the perimeter of theproperty for you and your pets to enjoy, ensuring every member of your family feels welcome. We allow up to two pets per apartment with a weight limit of 80pounds. Standard breed restrictions apply, and we’re happy to go over those in more detail. There is a one-time pet fee of $450 per pet, along with a monthly petrent of $20 per pet.

How convenient is commuting from the community to major employers, schools, or downtown areas?

The Collins is conveniently located near Highway 190, offering easy access to surrounding areas like Mandeville and Madisonville. We are just minutes away fromthe Lake Pontchartrain Causeway connecting you to the New Orleans metropolitan area.

What amenities are offered on-site (such as pool, fitness center, clubhouse, or coworking space)?

The Collins offers a range of amenities that cater to both relaxation and activity. The large resort-style pool and outdoor living spaces, including a fire pit andgrilling pavilion, create a perfect setting for socializing and unwinding. Fitness enthusiasts will appreciate the 24-hour fitness center, equipped with the latestworkout equipment.

What parking options are available, including garages, guest parking, or EV charging stations?

There is ample open parking for residents and visitors around the community. Located near the center of our property we have detached garages that are availablefor rent, if your unit does not have a detached garage.

Are there laundry facilities in the units or on-site?

Each apartment home offers a full size washer and dryer.

Are utilities included in the rent, and which services are residents responsible for?

Utilities are not included in the rent. Electricity is paid directly through Cleco, and water and sewer charges are billed monthly based on the previous month’s usageand added to your rent.

Do apartments include modern appliances, patios/balconies, or extra storage space?

Conveniently located near I-12 and Highway 190, thisexceptional community provides easy access to local shopping, dining, and businesses, making it an ideal place to call home.

Are there local events, resident activities, or community gatherings available?

Throughout the year we offer several resident events and gatherings for families and friends, for all ages in our clubhouse, pool area, and common area to helpneighbors connect and feel at home.

The Collins is truly a one-of-a-kind community in our sub-market, known for its large open green spaces, expansive acreage, unique building designs, and attacheddirect-access garages. Residents also love our beautiful clubhouse, which offers a warm ambiance and an inviting place to gather. Tucked away off a quiet streetand surrounded by woods, The Collins provides a peaceful, private setting while still being close to everything Covington has to offer.

How can I apply for an apartment, and what documents or fees are required?

You can apply directly on our website at collinscovington.com. Once your application is submitted, our team will contact you with the documentation needed tomove forward. Monthly rent is considered during the approval process. The minimum combined household gross income must be three times the monthly rent. Ifa guarantor is used, their minimum gross income must be five times the monthly rent. Applicants are required to provide proof of current income andemployment, including at least 30 days of recent pay stubs. The application fee is $65 per adult applicant, along with a $250 administration fee.

What are the move-in costs, and is a security deposit required?

Move-in costs will include prorated rent, any applicable pet fees, and a security deposit if required. Security deposit amounts are based on application approvalratings and may range from no deposit to one or two months’ rent.

Is renters’ insurance mandatory, and what coverage is recommended?

Yes, all residents are required to maintain a renter’s insurance policy. The policy must include $300,000 in liability coverage and any personal coverage you choosefor your belongings.

What happens if I need to move out early or break my lease?

If you need to end your lease early, a 60-day notice to vacate is required. You will also be responsible for a buyout fee to terminate the lease.

How do I submit maintenance requests, and how quickly are they typically resolved?

Maintenance requests and communication with our office staff are easy through the resident portal app. You can submit maintenance requests, make payments,view important documents, and send messages via email or text directly to the office.
